A new community sports hub
Our Oast Park Sports Hub development seeks to deliver exceptional facilities for a local community football club and bring innovative new leisure opportunities to the area.
Obee Holdings’ development will revitalise this area of Birling, transforming disused land, previously known as Oast Park Golf Course, which closed in 2017, and marking it out as a destination for sports and leisure.
The site is strategically located, benefiting from excellent connectivity by road and rail.
The M20 and M2 are easily accessible and high-speed rail services to London St Pancras can be accessed locally from Snodland train station.
London Bridge, Charing Cross and London Victoria can be reached in an hour from West Malling.
Investing in local grassroots sport
The scheme centres around the provision of a new purpose-built home for Larkfield & New Hythe Football Club, relocating it from its football ground in nearby Larkfield.
Designed by award-winning architects, Hollaway, a stunning new 4,500 sq ft clubhouse will become the heart of Oast Park Sports Hub, with two floodlit 3G pitches alongside for year-round matches and training.
The new, accessible clubhouse incorporates 250-capacity seat stands, two sets of home and away changing rooms and a function room. Ample parking will be available.
A community club with big ambitions
Together with Larkfield & New Hythe Football Club we are designing state-of-the-art facilities that will support and secure the future of the club, which has mens, ladies, youth boys and youth girls teams.

A destination for leisure
Golf facilities will return to Oast Park, with the creation of a premium two-storey golf driving range with a bar and restaurant.
Padel tennis courts will bring the fast-growing popular game, a mix of tennis and squash, to Oast Park Sports Hub.
A children’s play area complements the range of activities available for the community.
There will be new dedicated access to Oast Park off Castle Way (A228) and on-site car parking for visitors and members.
Homes at Oast Park
Our long-term vision for Oast Park site is for a mixed-use scheme including up to 100 homes alongside Oast Park Sports Hub, 10 of which would be self-build plots. Plans for this residential area to enable the development are in the early stages.
Affordable homes in Larkfield
The relocation of Larkfield & New Hythe Football Club will unlock land at its current football ground in Larkfield for 50 much needed affordable homes.
This small development of two-storey homes will incorporate a new attractive open landscaped space opposite playing fields on New Hythe Lane.
Larkfield is ideally located, and benefits from excellent transport links, The M20 and M2 are easily accessible and a choice of train stations are within easy distance. The area has a number of primary schools and choice of secondary schools in the vicinity.
